Clarksville, Virginia

Legacy 8 MW transformed to 18 MW Hyperscale High Density AI Facility.

TECfusions Clarksville is an existing 234,000 sq. ft. data center with 7,000kW of existing capacity for data center operations. The project requires a total of $375 million of project finance to expand the existing facility per executed client Master Services Agreement (“MSA”). The additional upgrades to the facility will be completed in two phases as follows:


In Phase I (January 2024 completion projected) project upgrades will require $70 million to expand the existing capacity per existing client MSA from 7,000kW to 18,000kW of capacity.


In Phase II (February 2025 completion projected) project upgrades will require an additional $305 million to increase the Phase I capacity per client MSA from 18,000kW to 40,000kW.

Tucson, Arizona

Legacy 10MW Transformed to 17 MW AI Hyperscale 100MW onsite Hyperscale available.


TECfusions Tucson is an existing 133,452 sq. ft. data center in Tucson, Arizona with 17,000 kW of existing data center capacity that must be renovated in this adaptive reuse project. The project requires a total of $75 million of project finance to expand the existing facility per executed client Master Services Agreement (“MSA”).


TECfusions Tucson intends to provide Tenant with 17MW of critical capacity by end of the March, 2024.


The existing 17MW of infrastructure will be by prime power and diesel generator backups and newly-installed UPS Systems.


The existing infrastructure can be expanded to include up to 100MW of new data center capacity to be delivered over 18 months upon mutual agreement with the Customer and delivery and installation of equipment. To power the 100MW of data center capacity, TECfusions Energy, LLC is proposing to build a new 100MW dual fuel, energy-efficient microgrid powered by renewables and natural gas built to the robust emissions requirements of the CRU in Ireland and the UK which is transformative technology in the data center industry.

What is HVO Fuel?

HVO fuel, short for Hydrotreated Vegetable Oil, is a paraffinic diesel fuel that serves as a direct replacement for both red and white diesel. This innovative fuel offers not only superior operational efficiency but also substantial environmental benefits, surpassing traditional fossil diesel. The remarkable advantages it brings align seamlessly with existing logistical infrastructure.

A Superior Choice Over FAME Biodiesel

HVO fuel enters the USA market as a formidable contender against first-generation FAME biodiesel. Unlike FAME, HVO fuel operates effectively without requiring dilution into fossil fuels or compromising performance, thus maximizing its environmental benefits. The downsides of FAME biodiesel, such as oxidation susceptibility, moisture absorption, and waxing in cold temperatures, are nonexistent with HVO fuel, owing to its 100% hydrocarbon nature. This translates to cleaner combustion, reduced emissions, and superior storage stability.

With the United State's 2050 net-zero target looming and environmental regulations tightening, the urgency to reduce emissions is clear.

REIT

Technology Environment Community DC REIT, Inc. is a newly formed green data center and renewable energy development and management company. The REIT is designed to be a changemaker in the data center industry through cutting edge pathway to zero climate positive technologies.


The REIT is being organized by an independent group of REIT and data center professionals to establish a vehicle to acquire data center and other mission critical real estate and lease that real estate to data center developers and managers such as TECfusions. This allows the REIT to professionally manage acquisitions, adaptive use renovations, and greenfield builds of data center space.


TECfusions would be the primary lessee of data center space owned and renovated by the REIT. The current blue chip customers of TECfusions and other IT leading companies would be the users of this space.


Morrison Foerster and others are assisting in the structure and distribution of the REIT and its strategy to launch a non-listed public offering in mid 2024. In order to prepare for this proposed IPO, the REIT is establishing an experienced professional REIT team (independent of TECfusions).
